We Work Across
the Building Envelope

KNS Building Restoration is a New York City exterior contractor. We perform historic restoration, facade repair, roofing and waterproofing on occupied buildings in Manhattan, Brooklyn, Queens and the Bronx, from terraces and plazas to below-grade structures, under FISP (Local Law 11), Local Law 126 and Landmarks Preservation Commission approval where they apply.

What New York Building Owners Need to Know

Three common questions building owners, co-op and condo boards, and managing agents face when exterior work is governed by New York City inspection or preservation requirements.

Unsafe conditions require immediate public protection and repair. SWARMP conditions must be corrected within the timeframe the QEWI sets in the report; a SWARMP condition still open at the next filing must be reported as Unsafe. KNS performs the masonry, terra cotta, structural steel and sealant repairs the report names, and the QEWI files the amended report.

Structures for fewer than three vehicles, open lots not attached to a building, private garages at one- and two-family homes, and automotive repair shops, showrooms and service stations. Every other parking structure is inspected on the six-year cycle.

Yes. On an individual landmark or in a historic district, exterior restoration, in-kind replacement, alteration and reconstruction all need Landmarks Preservation Commission approval before work starts, including parts of the building not visible from the street and work that needs no DOB permit. Repair in kind is usually approved at staff level rather than at a public hearing. KNS builds what the permit approved and documents it as approved.
