499 President Street

KNS completed approximately 42,000 square feet of roofing across landscaped terraces and rooftop amenity areas. The work included conventional Siplast roofing, IRMA assemblies beneath Hanover pavers, waterproofing at the stormwater detention tank and pool crawlspace, and Miracote MPC traffic coating throughout the parking structure.

A Closer Look at the Transformation

499 President Street

This project brings together landscaped terraces, rooftop gardens, an outdoor pool and parking, with the roofing and waterproofing scope changing as the work moves through each area.

Across approximately 42,000 square feet, KNS installed conventional Siplast roofing systems and IRMA assemblies throughout the roof and terrace levels. Hanover pavers finish the occupied outdoor areas, allowing the roofing assemblies to sit beneath the landscaped and amenity spaces above.

Other areas required entirely different waterproofing systems. Tnemec waterproofing was installed at the stormwater detention tank, while the pool crawlspace required its own waterproofing beneath the rooftop pool. Throughout the parking structure, KNS applied Miracote MPC traffic coating to protect surfaces exposed to regular vehicle use.

Each of these conditions had to be coordinated within the larger construction sequence, with roofing and waterproofing progressing alongside decks, framing, landscaping to complete the building’s outdoor amenity areas.
