A Closer Look at the Transformation

12 East 86th Street

Built in 1923 and designed by Schwartz & Gross, The Croydon began as a residential hotel at 12 East 86th Street. The 15-story prewar building occupies roughly half the block between Madison and Fifth Avenues and was converted to apartments in 1976.

More than a century after its construction, its brick facade still carries the terra cotta and architectural detailing characteristic of the period. KNS is restoring deteriorated exterior elements across approximately 200,000 square feet while the building remains fully occupied, preserving the character of the original facade while addressing the conditions identified through its Local Law 11 program.
