Every New York City parking structure is assessed once every six years by a Qualified Parking Structure Inspector (QPSI) and classified Safe, SREM or Unsafe. When the report names repairs, KNS performs the concrete, steel, waterproofing and traffic coating work, sequenced so the garage stays open.

Frequently Asked Questions

Every six years, in three sub-cycles by location. Sub-Cycle A (Manhattan Community Districts 1 to 7) and Sub-Cycle B (Manhattan Districts 8 to 12 and Brooklyn) have closed. Sub-Cycle C, covering the Bronx, Queens and Staten Island, closes 31 December 2027.

SREM means Safe with Repairs and Engineering Monitoring; those repairs carry a timeframe of one to six years. Unsafe conditions must be corrected within 90 days of filing, unless the inspector sets a longer period, up to six years.

Structures for fewer than three vehicles, open lots not attached to a building, private garages at one- and two-family homes, and automotive repair shops, showrooms and service stations. Every other parking structure is inspected on the six-year cycle.

Yes. The inspector inspects and files; the contractor repairs. KNS works from the condition assessment and the engineer’s repair documents, then coordinates with the inspector for the amended filing.

What We Repair

KNS performs the structural and waterproofing repairs that resolve Local Law 126 conditions.

Repair of deteriorated slabs, spalled concrete, exposed reinforcing steel, beams, columns and other structural concrete identified in the engineer’s report.

Removal of deteriorated concrete, treatment or replacement of corroded reinforcing steel, and reconstruction of the affected concrete section.

Vehicular waterproofing membranes and traffic coatings at drive lanes, ramps and parking areas to protect repaired concrete from continued water and salt exposure.

Repair and replacement of failed joints, sealants, drains, curbs and transitions where water infiltration is contributing to deterioration.

Work sequenced by level, bay or repair area so as much of the parking structure as possible stays in service through the repairs.

Concrete, waterproofing, traffic coatings, joints and drainage coordinated as one repair scope, so the amended filing closes the whole condition.

Local Law 126 Work Across New York City

KNS performs deck waterproofing, traffic coatings and concrete repairs on occupied buildings in Manhattan, Brooklyn, Queens and the Bronx, including the Tnemec detention tank waterproofing and Miracote traffic coatings at 499 President Street. Parking structure work under Local Law 126 follows the same trades, sequenced around the garage’s operation.

Structural Repairs

KNS performs the concrete, reinforcing steel, waterproofing and traffic coating scope in coordination with the inspector and the property team.

Reinspection and Closeout

Completed repairs are reviewed by the inspector for the amended filing, compliance and project closeout.
