A Closer Look at the Transformation
Gracie Mews, 401 East 80th Street, Yorkville
Gracie Mews is an occupied residential building at 401 East 80th Street in Yorkville, on the Upper East Side. The scope came out of the building’s Local Law 11 filing: the architectural concrete eyebrows that wrap each floor had deteriorated, the window perimeter sealant had reached the end of its service life, and the terraces needed a new wearing surface.
KNS restored 16,000 linear feet of concrete eyebrow across the facade, replaced the window perimeter caulking with Dow Corning sealant, and installed a Sika traffic coating system on every terrace. The work was sequenced around residents in place and completed in 2025.
The repairs closed out the conditions cited in the building’s FISP report. KNS performs this kind of Local Law 11 and FISP facade repair work across New York City, working from the QEWI’s filed report and repair drawings and coordinating back for the amended filing.
